Pueblo West is a Metro District, not a city, and most of it is one-acre-plus lots off Purcell, McCulloch, Joe Martinez, and Platteville. That geography changes the economics of an estate sale in ways that Denver-focused advice never mentions.

Professional estate sale companies take 30% to 45% of gross, and almost none of them will book a sale projected under $5,000 in gross revenue — the staffing math doesn't work. Pueblo's two or three active companies mostly work the city core and Belmont. Getting one to drive out past the Highway 50 split for a sale expected to gross $3,200 is a hard sell, and several will quote a $500–$1,500 minimum guarantee to make the trip worth it.

That leaves most Pueblo West families running the sale themselves, or skipping it.

Real numbers from the kind of houses out here — 1,600 to 2,400 square feet, built between 1978 and 2004, two-car garage, a shed or two, and a 1-acre lot:

• Full-house sale, professionally run: $4,000–$12,000 gross. After a 35% commission and roughly $150–$400 in advertising and permits, the family clears $2,400–$7,600.
• Self-run weekend sale: $1,500–$5,000, and it costs you three to five full days of pricing, staging, sitting in a driveway, and negotiating over a $4 casserole dish.
